The Toronto problem
Toronto homeowners deal with concrete problems earlier and more often than in warmer climates. Three reasons do most of the damage:
Toronto runs through 40–65 freeze-thaw cycles a year. Water seeps into small cracks, freezes, expands by up to 9%, and forces the cracks wider. Every winter accelerates the damage — the number one cause of concrete deterioration in the GTA.
Calcium and sodium chloride penetrate the surface and corrode the reinforcing steel inside. Corroding steel expands and breaks the concrete apart from within — the reason porch edges and steps near the road fail first.
Much of Toronto's residential concrete — especially in East York, Etobicoke and Scarborough — was poured in the 1950s–1970s with mixes and techniques that don't meet today's standards. That concrete is now at or past its service life.

It depends on the type of damage, how deep it goes, the surface affected and the preparation required — which is why we price after we assess, not before. Every project gets a free quote in writing: two or three options side by side, itemised, with your price held for 21 days. In most cases it can be repaired — especially when the damage is surface-level or localised. Cracks from freeze-thaw cycles, normal settlement or surface spalling are typically repairable using patching compounds, routing and sealing, or resurfacing overlays. Full concrete replacement is only recommended when the slab has structural failure, widespread deterioration, or when the cost of repair approaches the cost of replacement.
A professionally done repair should last 10–20 years with proper sealing and maintenance. The key factors are the quality of materials, proper surface preparation, and protecting the repair with a quality sealer every few years. Repairs done with professional-grade polymer-modified mortars significantly outlast DIY patch products.
Some repairs can be completed in winter, but temperature and moisture affect curing. Many resurfacing and coating applications need temperatures above 5°C. We'll always tell you honestly whether your repair suits the current season or is better scheduled for spring.
