Polished concrete is your existing slab, mechanically ground with progressively finer diamond abrasives, chemically densified, and refined to your chosen sheen — nothing is added on top. That's what makes it exceptionally durable: there's no layer to peel, chip or delaminate, because there is no layer. It also means the finished floor shows the history of the slab — cracks and patches are filled but stay visible — which is why an honest assessment of your concrete comes before any price.

A clear reflective sheen with depth — lights and windows reflect softly in the floor. The most-chosen level for finished basements, retail and showrooms: enough shine to feel premium, not so much that every scuff and footprint announces itself.
Refined to a near-mirror reflection — dramatic, luxurious, and the look people picture when they say "polished concrete." Honest caveat: high gloss shows more of everything, including imperfections and footprints, so it rewards sound, consistent slabs and regular dust-mopping. Stunning where it fits.

Not every slab is a good candidate, and you should know that before you spend — grinding reveals what's in the concrete, it doesn't hide it. Here's how we make the call:

The process
Slab hardness, flatness, damage, contamination and moisture — the finding, polish or coat, goes in writing before any price.
Old coatings and adhesives removed, cracks and spalls filled. Frequently the biggest part of the job — scoped honestly up front, not discovered mid-project.
Progressively finer diamond passes set the aggregate exposure, then a chemical densifier hardens the surface and ends dusting for good.
Refined to your chosen gloss level and protected with a penetrating stain-resistant guard. Maintenance from here: dust mop, damp mop, done.

It depends on the slab's condition, how much preparation and repair it needs, the area, and your chosen finish level — coating and adhesive removal is often the largest variable. We price after assessing, in writing, with options side by side and your price held for 21 days. Text us photos of your floor and most quotes come back within one business day.
It depends on the slab. Older residential slabs vary enormously in hardness, finish quality and patching. We assess it and tell you what to realistically expect — including when a coating will look better. Cracks and patches are filled and stabilised but remain visible in a polished floor; anyone telling you otherwise is setting you up for disappointment on handover day.
Dry polished concrete has slip characteristics comparable to other hard flooring, and matte finishes plus anti-slip treatments are available where grip is a requirement. Temperature-wise it's comparable to tile — and it performs beautifully over in-floor heating where that exists in the slab.
Polish the sound slab, coat the damaged one. Polishing wins on longevity and maintenance because there's no layer to peel and no recoating cycle; epoxy and flake systems win where the slab is patched, contaminated, moisture-prone, or where you want a specific colour. Dust mop regularly, damp mop with a pH-neutral cleaner — that's essentially it. No stripping, no waxing, no recoating cycle. High-traffic commercial floors benefit from periodic burnishing to maintain gloss, which is scheduled maintenance rather than repair. The absence of a recoat cycle is the real long-term cost advantage.
