What is epoxy flooring, and is it right for my space?
Epoxy flooring is a resin-and-hardener coating that chemically bonds to a prepared concrete slab, creating a seamless, durable, easy-to-clean surface. It's a strong choice for garage floors, basements, showrooms, warehouses and commercial floors. The right *system* depends on the space: basic epoxy for budget and dry interiors, a flake system for garages that hides repairs and adds grip, metallic epoxy for a high-end decorative floor, and a polyaspartic topcoat where you need UV-stability, fast cure or extra durability. Proper surface prep and, for basements, a moisture test are what separate a floor that lasts 15 years from one that peels in one.

The three most common ways to finish a concrete floor in Toronto, and where each one wins:

Our honest take: for most Toronto garages, a flake-and-polyaspartic system wins; for dry finished basements, epoxy is cost-effective; for a sound slab you never want to recoat, polished concrete is worth comparing. How we install an epoxy floor
Assess & test
We check the slab's condition and, for basements, moisture-test it — then recommend the right system in writing before any price.
Grind & repair
Diamond-grind or shot-blast to open the concrete for adhesion, fill cracks and spalls. Prep is where epoxy floors are won or lost.
Prime & coat
Moisture-barrier primer where needed, then the base coat, flake or metallic media, and the chosen system built up in layers.
Topcoat & cure
A clear wear coat or polyaspartic topcoat for durability and UV-stability. We tell you exactly when it's ready for foot and vehicle traffic.

Epoxy flooring in the Toronto market generally runs from the mid-single digits to low-double digits per square foot, with the final price driven by the space, surface prep and crack repair, floor size, and the system chosen — basic epoxy is lowest, while flake, metallic and polyaspartic systems cost more and last longer. Because prep changes the number a lot, we assess first then give a written itemised quote held 21 days. Text photos for a quote, usually within one business day.
It depends on the space. Epoxy is cost-effective for dry interiors and takes colour and flake well. Polyaspartic cures faster, is UV-stable (won't yellow), and is more flexible — the better topcoat for garages, and for basements with windows or moisture. Many of our best floors are a hybrid: an epoxy or polyurea base with a polyaspartic topcoat. We install both and recommend on your slab and use.
A professionally installed epoxy floor lasts 10–15 years, and a polyaspartic system 15–20, depending on traffic and prep. Proper surface preparation and the right topcoat for the environment are what determine whether you get the full lifespan.
Only if it's installed on a poorly prepared or moisture-laden slab. Hot-tire pickup in garages and peeling in basements almost always trace back to skipped grinding or a missing moisture test. We grind or shot-blast for adhesion, moisture-test basements, and use quality systems — the reasons a floor stays down.

Metallic epoxy uses metallic pigments in the resin that move during application to create depth, swirls and a marbled, three-dimensional look. It's a high-end decorative finish popular for showrooms, retail and standout residential spaces — durable like standard epoxy, but a statement floor rather than a plain one.
