When a repair won't hold, replacement is the honest fix
Most garage floors can be repaired. But when the slab has sunk, heaved, or cracked all the way through because the ground beneath it has failed, patching the surface just buys a little time before the same cracks come back. A proper replacement solves the actual problem.
How we decide: if the damage is on the surface, we repair it. If the slab has dropped, the base has washed out, or the original was poured without rebar or a vapour barrier, we replace it — full tear-out, rebuilt base, new pour. Because we do both, we'll tell you honestly which one your floor needs, and show you why.
The tell-tale signs
When a garage floor needs to be replaced
If your floor is doing any of these, a repair usually won't last — and we'll say so.
The slab has sunk or dropped. A floor that's settled several inches means the base underneath has failed — you can't repair your way back up.
Cracks run all the way through and keep moving. Full-depth cracks that widen season to season are structural, not cosmetic.
Sections rock or sound hollow. If parts of the floor move or echo underfoot, there are voids beneath the slab.
No rebar or vapour barrier. Older floors poured over the rebar (instead of embedding it) or with no barrier are prone to cracking and moisture.
Water pools or comes up through the slab. Persistent moisture points to a drainage or base problem a surface repair can't fix.
You've repaired it before and it came back. When patches keep failing in the same spots, the slab itself has reached the end of its life.

Our garage floor replacement process
Done properly, a new garage floor should outlast the one it replaced by decades. Here's how we build it.
Remove
The old slab is broken out and hauled away, right down to the base beneath it.
Rebuild base
We excavate as needed, add and compact gravel, and correct the grade so the new floor is properly supported.
Barrier & rebar
A vapour barrier goes down and rebar or wire mesh is set in — so the slab resists moisture and cracking.
Pour & finish
New concrete is poured, levelled and finished flat, with proper slope where it's needed.
Cure & coat
We let it cure, then it's ready for an epoxy or polyaspartic coating if you want one.
