Why Scarborough concrete fails, and what we do about it
Scarborough is driveway country. Most of it was built between 1950 and 1975 on wide lots with double and triple driveways, and a lot of those driveways are original. Poured thin, on fill that was never compacted, they sink at the garage and crack through at the apron. That's base failure, and the honest answer is replacement. The ones that only flake and spall on top are repaired or resurfaced for a fraction of that, and we tell you which from three photos.
Garage floors go the same way. 1960s attached garages in Bendale, Woburn, Dorset Park and Wexford were often poured over the rebar instead of around it, with no vapour barrier. When the lip at the door is broken it's a repair; when the slab has dropped, it's a new floor.
Clay and the Bluffs. Scarborough sits on heavy clay that heaves in winter and shrinks in dry summers, so walkways and porches move. Near the Bluffs, in Cliffside, Birch Cliff and Guildwood, the ground also drains fast and slabs settle. We check for movement before quoting, because resurfacing over a slab that's still moving fails within a season.
