The process
How we replace your porch and steps
Most porch failures start at the footing, not the surface. So that's where the rebuild starts.
Assess and quote
Photos or a site visit. We check whether the porch is sound, whether the footing has moved, and whether repair would hold. You get written options, price held 21 days.
Design and permit
Rise, run, landing size and finish agreed before anything is removed. Where your municipality needs a permit, we handle it and tell you up front.
Remove the old concrete
Porch, steps and old railings broken out and hauled away, down to the footing, so we can see what it was built on.
Footing and base
The footing is checked and rebuilt if it's failed. Granular base compacted, formed to the new rise and run, reinforced with rebar.
Pour and finish
Poured in one go, sloped away from the house, finished in broom texture or left ready for a coating. Railing sleeves set in the wet concrete.
Cure, then coat if you want
Walk on it after a day or two. A Graniflex or overlay finish goes on after the 30 day cure, or sooner with a fast cure mix if you'd rather not wait.

New concrete can be left as broom finished concrete or protected with a coating. Each one is a real option we'll price for you.

A full front entrance rebuild, porch, steps and landing on a new or repaired footing, typically runs $20,000 to $30,000 before HST. Steps only on a sound existing footing start around $6,500. A top landing only, or a small pad, starts around $3,000. What moves the number is the footing, access, the size of the porch and the finish you choose. Text three photos and you'll have a written figure within one business day, with repair priced next to replacement if repair is an option.
Two to five days on site for most homes: a day to remove, a day or two for footing and forming, a day to pour and finish, and stripping the forms after. You can walk on the new concrete after a day or two. If you want a Graniflex or overlay finish, that goes on after the 30 day cure, or sooner if we use a fast cure mix. Full strength is reached at 28 days.
Because some porches can't be repaired. When the porch is pulling away from the house, the steps have sunk or heaved, or the concrete is cracked through and still moving, a repair fails within a season or two. We do both repair and replacement, so we have no reason to push you to the bigger job. Roughly half the porches we look at get repaired. See concrete porch repair.
A like for like replacement often doesn't, but changing the size, height or footprint, or anything that touches the structure of the house, can. Rules differ between Toronto and the GTA municipalities. We confirm which applies during the assessment and handle the permit where one is needed.
Adding space to a porch that's structurally fine: widening the landing, adding a step out to a new walkway, or extending to a second door. The new section is doweled and tied into the existing concrete and poured to match. It's cheaper than a full replacement when the original porch is sound.
All concrete can crack, and anyone who promises it never will is setting you up. What we control is where and how much: a proper footing and compacted base so it doesn't move, rebar so hairline shrinkage cracks stay hairline, and control joints where they belong. The three year written warranty covers the work. Sealing or coating the porch after the cure is the best way to keep water and salt out of any hairline crack.
We remove old railings as part of the job and set sleeves in the new concrete so new ones can be installed cleanly. Installing new railings is a separate trade. We'll tell you what to ask a railing installer for so the two jobs line up.
Roughly April through November, when temperatures stay above freezing through the curing period. Cold weather pours are possible with blankets and mix adjustments, but they add cost and risk, and we'll tell you if waiting for spring is the better call.
